103 associations in 4 communities
HOA and condo fees at closing, association by association
The short answer
Of the 102 associations in our community guides with homes to sell, 16 charge a contribution or transfer fee of their own at closing on a resale and 69 charge none. For 17, the records we hold do not settle it. A home in a sub-association also owes whatever its master association charges, in each community’s first row, and a resale usually needs an estoppel from each.
- charge a contribution or transfer fee of their own
- 16
- charge none of their own
- 69
- not settled by the records we hold

The first row is the master association’s. A home in any other row usually owes the master as well, as that row’s estoppels column says.

How to read the table
Each row condenses one association’s guide, which cites the recorded document behind every point. The association’s name opens its guide, with the full answer and the citations. Where a guide’s documents were not found, the row says so rather than guess.
Paid to it at closing is what the association itself charges on a resale, such as a capital or working capital contribution or a transfer fee. The counts take in only those. Application, screening, notice, information and estoppel fees, and assessments already due, are in the rows where a guide names them but are not counted. The estoppel fee’s caps are on our page about estoppel certificate fees.
Records through is the recording date of the newest document a guide was written from. Anything recorded later is not in its row. The association’s estoppel certificate, not this table, governs what is owed on a particular home.
The same table, a row per association, is a CSV download.
Common questions
What is paid to the association at closing in Boca West?
The master association: An Initial Capital Contribution of up to $25,000, as the Board sets, for closings from 1 October 2026; the master's minutes put it at $20,000 (OR 36464/632). The buyer must also join the Country Club, whose most recent Joining Fee is $150,000. 9 of its 53 sub-associations with a guide add a charge of their own: Baywood, Brookwood, Cedar Glen, Cedarwood, Courtside, Cypress Point, Peppertree II, Peppertree III and Willow Wood Mid-Rise III. For Chapel Creek, Charter Cay, Cypress Walk, Fairway Oaks, Island Court, Mahogany Bend, Oakbrook, The Pointe, Waters Bend, Waters Edge, Waters Reach, Wedgewood, Wind Key, Woodbridge and Woodcrest, the records we hold do not settle it.
What is paid to the association at closing on Fisher Island?
The master association: No transfer fee or capital contribution on a resale, in FICA's documents or any association's declaration. Joining the Fisher Island Club, which is not required, carries its own $500,000 contribution. None of its 24 sub-associations with a guide adds a charge of its own.
What is paid to the association at closing in Heron Bay?
The master association: A Capital Payment from the buyer on every resale: $1,500 up to $750,000; $2,000 to $1,000,000; $2,500 to $1,250,000; $3,000 above (Instr 120227969). 5 of its 16 sub-associations with a guide add a charge of their own: The Enclave, The Falls, Heron Preserve, The Pointe and Saltgrass. For Tuscany, the records we hold do not settle it.
What is paid to the association at closing in Tampa Palms?
The master association: Nothing under the recorded documents: the contribution on the Declarant's sales was deleted in 2018 (OR 25697/265). None of its 6 sub-associations with a guide adds a charge of its own. For The Sanctuary, the records we hold do not settle it.
Is the estoppel fee in the table?
Not as a charge of the association’s own. Every association may charge for its estoppel certificate, within caps set by statute and adjusted for inflation, so the counts leave it out, with application, screening and similar fees. A row names one where the guide does.
How current is the table?
Each row gives the recording date of the newest document its guide was written from. Anything recorded after that, such as an amendment that raises a fee, is not in the row. The association’s estoppel certificate, not this table, governs what is owed on a particular home.
