Oakbrook, Boca West: a gated circle of 42 homes with its own guard charge and replatted lots
Oakbrook is 42 single-family homes on Oakbrook Circle and Oakbrook Court in Boca West, platted by Arvida in 1976, behind an inner gate staffed by the master's guards. The master budgets a separate Oakbrook security charge. Several lots have been combined or replatted, and we have not found the Village's own declaration of record.

Oakbrook is 42 single-family homes on Oakbrook Circle and Oakbrook Court, in Boca West in unincorporated Palm Beach County. Arvida recorded the plat, Oakbrook of Boca West, on 16 December 1976 (Plat Book 32, Pages 92–93). The homes are one or two stories, the oldest we sampled on the Property Appraiser's roll built in 1978. Oakbrook sits behind one of three inner gates, with Wedgwood and The Island, whose guards the master employs. Its own declaration is not linked to the plat in the Clerk's index, so this page sets out what else is of record and keeps the rest for the file.
What does the record show?
- Arvida platted Parcels A to D and the streets, with Parcels A to D for the uses in the Maintenance Covenants for Boca West (OR 2057/112) (PB 32/92).
- "Oakbrook Homeowners' Association, Inc., a Florida corporation not for profit" joined Replat No. 1 of Lots 19 and 20 and accepted its dedications. The plat makes drainage there its "perpetual maintenance obligation … without recourse to Palm Beach County" (PB 75/59).
- Lots 4 to 6 became Lots 4A and 6A in 2002 (PB 94/94), and other lots are held together under one folio.
- Recent resales refer to restrictions of record and carry the master's Certificate of Compliance naming "Oakbrook Homeowners Association, Inc.". None we read carries a Village approval certificate.
So we cannot say from the record whether Oakbrook approves sales, limits leases or charges at closing. The master's leasing rules and Club requirement apply in any case.
Who pays for the Oakbrook gate?
The master's 2026/2027 budget carries an "Oakbrook Security" revenue line of $267,340, up 4.09% (master's adopted 2026/2027 budget, not recorded). The guards "at Oakbrook, Wedgwood, and The Island are employees of the Boca West Master Association" (Board minutes of 9 June 2026, not recorded). A former Oakbrook president told that meeting that residents "have a budget for the guards' pay".
The budget does not say how the charge reaches each home. So we ask whether it appears on the Oakbrook estoppel, the master's, or both. Separately, the master bills Oakbrook $339,958 for 2026/2027, up 0.73%, on top of the master's per-unit charges.
What does an Oakbrook closing need?
- The buyer approved by the master, through its Certificate of Compliance, and by the Country Club.
- Oakbrook's estoppel. A homeowners' association must issue its estoppel certificate within 10 business days of a written or electronic request, and charges nothing if it is late (Fla. Stat. § 720.30851).
- The master's own estoppel, required on any Boca West closing.
- The association's declaration, amendments and rules, which we request with the estoppel.
Where does an Oakbrook title need care?
- We copy the legal description exactly. It may read "Oakbrook of Boca West Lt n", "Repl 1 Lt 19-R" or "PUD Repl Lt 4A/6A". One 2002-replat parcel also takes in 12.71 feet of Parcel 7 of Boca West PUD Master Plat 2 (PB 66/159).
- One Oakbrook-plat tract is owned on the Property Appraiser's roll by the Fairway Oaks homeowners' association. We read the survey against that tract on any lot beside it.
Our practice
How Bayit Title handles this
On an Oakbrook file the gate charge is the item a buyer is most likely to miss. We ask the master and the Village in writing where it is billed and whether any is unpaid. We ask the association for its declaration's book and page and read it, and we compare the legal description with the replats before the title commitment issues.
Common questions
Is Oakbrook gated separately within Boca West?
Yes. Oakbrook has its own inner gatehouse, staffed by the master's guards, and the master budgets an Oakbrook Security charge of $267,340 for 2026/2027 (master's adopted 2026/2027 budget, not recorded).
Does Oakbrook approve buyers?
We found no Oakbrook approval certificate on the recent resale deeds, and its declaration was not found. The master and the Country Club approve every buyer.
How many estoppels does an Oakbrook sale need?
Two association estoppels, Oakbrook's and the Boca West master's, plus the Country Club's account statement. We confirm which carries the Oakbrook security charge.
Why does my Oakbrook legal description mention a replat?
Some Oakbrook lots were replatted, Lots 19 and 20 into 19-R (PB 75/59) and Lots 4 to 6 into 4A and 6A (PB 94/94).
