FAR/BAR contract deadline calculator

Reviewed by Shevy Lowenstein, Florida Title Agent, License W766033October 16, 2026Standard and “AS IS”Free, no sign-up

The short answer

Enter the Effective Date and the Closing Date, and the calculator dates every deadline in the FAR/BAR contract, standard or “AS IS”, the way Standard F counts them: calendar days, starting the day after, with a deadline that lands on a weekend or a federal holiday moved to the next day that is neither. Leave a blank empty and it uses the form’s default.

How it counts

  • Calendar days, where the property is located (Standard F), with day 1 the day after the date counted from.
  • A weekend or federal holiday moves the deadline to the next day that is neither. The holidays are the eleven in 5 U.S.C. § 6103(a), plus the Friday or Monday one is observed when it falls on a weekend.
  • Dates counted back from closing, the title commitment, the survey and the permits, are counted from the Closing Date after it has moved, if it moved.
  • A deadline that runs from an event (the commitment arriving, the buyer’s objections, the inspection notice) is dated as if the event happens on its own last day, and the row says so. If it happens sooner, so does the deadline.

What each deadline is for, and what the form says follows a miss, is on the FAR/BAR contract page, with every paragraph and Standard a line each.

Common questions

How are FAR/BAR contract deadlines counted?

In calendar days where the property is located, starting the day after the date counted from, so a 15-day Inspection Period on a contract effective Friday, October 16, 2026 runs to October 31. Standard F then moves a deadline that lands on a Saturday, Sunday or federal holiday to the next day that is none of those: here, Monday, November 2.

Which holidays move a FAR/BAR deadline?

The eleven federal legal public holidays in 5 U.S.C. § 6103(a), and the Friday or Monday a federal office observes one that falls on a Saturday or Sunday. State and local holidays do not move a deadline under the form.

What happens when a deadline falls on a weekend?

It moves to the next calendar day that is not a Saturday, Sunday, federal holiday or observed federal holiday (Standard F). The current form, Rev. 2/26, sets no 5:00 p.m. cutoff and no other clock time.

Does the Closing Date move if it falls on a weekend?

Standard F reaches dates the contract specifies as well as periods, so the calculator moves a Closing Date that lands on a weekend or federal holiday to the next day that is neither, and counts the deadlines before closing back from there. It says so when it does.

Is the calculator free?

Yes, with nothing to sign up for. It works from the form’s printed defaults and any numbers entered; the signed contract, with its riders and addenda, decides every date on a particular sale.
