Wedgewood, Boca West: 43 houses on Rexford Road, platted as Parcel E-4

Wedgewood is 43 single-family homes on Rexford Road in Boca West, built in 1986 to 1988. Its legal descriptions read "Parcel E-4 of Boca West", never Wedgewood. The association owns the private road and landscape tracts by plat and a 1988 deed. The developer's deeds name a Wedgewood declaration without a book and page, and we have not found it.

Wedgewood is 43 houses on Rexford Road, a private street in Boca West, in unincorporated Palm Beach County. Two Yusem Homes partnerships built them on Boca West's Parcel E-4 from 1986. Because the plat is titled "Parcel E-4 of Boca West – P.U.D.", a Wedgewood deed or title commitment never says "Wedgewood". The master's table is how a closer ties the lot to its Village. The record behind this page is the plat, the developer's deeds and a 1988 quit-claim.

What does a Wedgewood sale need?

The master's Certificate of Compliance, the Country Club's approval of the buyer, and whatever Wedgewood's own documents require. We could not see those. The developer's first deed, in February 1986, conveys subject to the "Declaration of Restrictions and Protective Covenants for Wedgewood" by title alone (OR 4801/1015). A November 1987 deed does the same (OR 5503/1371). The master's declaration, listed beside it, carries its book and page.

The recent deeds we read carry no certificate, but none was a sale to an outside buyer. We ask the association for its documents and any approval form on each file.

What does Wedgewood's association own?

  • Tract A, Rexford Road, is "dedicated to the Wedgewood at Boca West Property Owners' Association, Inc. … for private road right of way purposes" (PB 51/99).
  • Tract B, for landscaping, and Tract C, for access, utilities and drainage, are dedicated to it too.
  • In 1988 the two Yusem partnerships quit-claimed Tracts A, B and C to the association (OR 5895/122).
  • The waterway easements on the plat belong to the Boca West Maintenance Association, now the master.

What does a Wedgewood buyer pay?

The master's capital contribution, the Club's Joining Fee and the figures on Wedgewood's estoppel. The master bills Wedgewood $247,322 for 2026/2027, up 6.83% (master's adopted 2026/2027 budget, not recorded). The master spreads its roll among the Villages by assessed value. Its per-unit charges are on top.

A rental amendment to a homeowners' association's documents enacted after 1 July 2021 generally binds only owners who take title after it, or who consent to it (Fla. Stat. § 720.306(1)(h)). Any Wedgewood leasing rule is read against that date. The master's limits bind every owner.

Where does a Wedgewood title need care?

  • A commitment reading "Parcel E-4" is a Wedgewood lot, so we order Wedgewood's estoppel from the legal description, not from a street name.
  • The plat dedicates a 15-foot golf cart and utility easement "to Arvida Corporation, its successors and assigns", as its maintenance obligation (PB 51/99). We check which lots it crosses against the survey and list it as an exception on those.

Our practice

How Bayit Title handles this

We confirm the manager first, since Wedgewood changed firms in 2025 and the Property Appraiser names none. Then we ask Excel for the Wedgewood declaration, any recording information for it, and the estoppel. If the declaration was never recorded, we raise with underwriting which of its covenants bind the buyer.

Common questions

Why doesn't my Wedgewood deed say Wedgewood?

Wedgewood was platted as "Parcel E-4 of Boca West – P.U.D." (PB 51/99), and every lot's legal description follows the plat. The master's Village table links Parcel E-4 to Wedgewood.

No recorded document we read shows it. The Wedgewood declaration was not found, and no recent deed we read was a sale to an outside buyer. On each file we get the Wedgewood documents from Excel.

Who owns Rexford Road in Wedgewood?

The Wedgewood association, by plat dedication of Tract A and a 1988 quit-claim from the developers (PB 51/99; OR 5895/122).

Who manages Wedgewood?

Excel Property Management since 1 July 2025, according to the master's management page; before that, Lang Management. We confirm the manager when ordering Wedgewood's estoppel.
