Bridgewood Mid-Rise II, Boca West: two seven-story buildings, buyer approval and the Village of Bridgewood
Bridgewood Mid-Rise II is 76 condominium units in two seven-story Boca West buildings, Nos. 18 and 19, declared by Arvida in September 1974. The association approves every sale, gift and lease, deciding within 20 days of the owner's notice. Owners also belong to the Village of Bridgewood Association, whose estoppel a closing needs as well.

Bridgewood Mid-Rise II is the second and smaller mid-rise condominium of the Village of Bridgewood, in Boca West, unincorporated Palm Beach County. Arvida declared it on 30 September 1974, four and a half months after Mid-Rise I, at "1800 Bridgewood Drive". It is two seven-story buildings of 38 units each, Building 18 on the east side and Building 19 clockwise from it (Art. IV.A, OR 2355/67, p. 3). What follows comes from that declaration and the two certificates the owners recorded on 1 April 2016. Any later amendment indexed under a different name would be missed.
Does the association approve a Bridgewood Mid-Rise II buyer?
Yes, and the master and the Club approve the buyer too (the master's section). The 1974 text reaches any sale "except to another Unit owner", every lease, every gift and any other transfer (Art. XVI.A, OR 2355/67, p. 14).
- Who applies. The unit owner gives notice with the buyer's name, address and any information the association "may reasonably require" (Art. XVI.B(1), p. 15). The declaration sets no fee.
- The deadline. The association must approve or disapprove within 20 days. A yes is issued as a certificate that the buyer receives and that is recorded (Art. XVI.B(2), pp. 15–16).
- If it refuses. The owner's notice may demand a substitute. The association must then produce a buyer at the contract price, in cash, closing within 30 days, failing which the sale is "deemed to have been approved" (Art. XVI.C(1), pp. 16–17).
- Entity buyers. A corporation, or a trustee for a beneficial owner, is approved only with an approved "Primary Occupant" (Art. XVI.B(3), p. 16).
- Exempt. An institutional mortgagee's foreclosure or deed in lieu, its resale, and a buyer at a public foreclosure, judicial, execution or tax sale (Art. XVI.E, p. 17).
- Void otherwise. Absent approval, any sale, mortgage or lease "shall be void unless subsequently approved by the Association" (Art. XVI.F, p. 17).
What does the Village of Bridgewood mean for a Bridgewood Mid-Rise II owner?
Membership in a second association. The Village of Bridgewood Association's declaration of 1974 makes every unit owner on its plat a member, and each owner covenants to pay its assessments (Arts. IV–V, OR 2295/213, pp. 2–3). They are a "continuing lien" and the owner's personal obligation. The condominium may collect them for the Village (Art. XVIII.F, OR 2355/67, p. 19), so we confirm in writing which estoppel shows the Village share.
A first mortgage amortized over ten years or more outranks the Village lien, though only for assessments that fell due before a foreclosure sale or a proceeding in lieu (Art. V § 9, OR 2295/213, p. 4). The Village's "written opinion" on subordination is "dispositive".
Village rules apply here as well. Since 2012 no truck, commercial vehicle, boat, trailer or windowless van may be parked anywhere on "Bridgewood Property", which includes this condominium. A pickup truck counts as a truck even when used only for personal driving (OR 25428/245, p. 2). A vehicle parked lawfully before then may stay until it is sold.
What does a buyer pay at closing?
Nothing extra to this association under the declaration: no capital contribution or transfer fee is written into it. The master's capital contribution and the Club's Joining Fee are due, with whatever the estoppels show.
For 2026/2027 the master bills the association $59,696, against $52,805 the year before (master's adopted 2026/2027 budget, not recorded). The master's per-unit charges are billed separately, unit by unit. The condominium's and the Village's own assessments are in their estoppels.
The 2016 renovation amendment authorized new lobby and corridor finishes, elevator cab interiors and repainted unit doors for "the 1800 and 1900 Midrise II buildings", up to $160,000 (Art. XX.C, OR 28201/36, p. 2). It directs that reserve funds pay for it "so that no special assessments may be imposed" (p. 3). We still ask the estoppel about any special assessment.
When can a Bridgewood Mid-Rise II owner lease?
Only the whole unit, and only "after approval by the Association" (Art. XV.E, OR 2355/67, p. 14). The lease must say it is subject to approval, and the association decides within 20 days. The declaration has no minimum term or yearly limit. The master's rules add a 12-month wait after buying and a four-month minimum term.
Where does a Bridgewood Mid-Rise II title need care?
- The declaration counts 76 units, but the Property Appraiser shows 75 folios: 37 in Building 18 and 38 in Building 19, with no folio for Unit 1836. Unit 1835's legal names one unit only. On a Building 18 file we look for a combination or other instrument explaining it.
- The Property Appraiser groups Mid-Rise I and II together, so a legal must say "Condominium II" for units in Buildings 18 and 19.
- The 2016 Condominium Act certificate names "Bridgewood Midrise Condominium I Association" as the board that proposed it, though its title and members' recital name Condominium II (OR 28201/21, p. 1). We note it for underwriting.
- First-floor storage compartments are limited common elements of every unit except the eight in positions 71, 72, 74 and 75 of each building (Art. V.C(4), p. 4).
- Only an "Institutional Lender" may take a mortgage without approval; any other lender may be refused "arbitrarily" (Art. XVI.D, p. 17).
- Buildings 18 and 19 are seven stories and passed 30 years long ago, which puts them on the ten-year milestone inspection cycle of Fla. Stat. § 553.899. The buyer receives the inspection summary with the resale documents.
Our practice
How Bayit Title handles this
On a Building 18 unit we pull the Property Appraiser record and the unit's chain before the contract date, because of the missing folio. The seller's notice goes to the association as soon as the contract is signed, and we suggest it demand a substitute buyer so a refusal triggers the 20-day purchase obligation. We ask whether the 2016 renovation left any assessment open, and whether the Village of Bridgewood's share is billed through the condominium.

Common questions
Does Bridgewood Mid-Rise II have to approve the buyer?
Yes. Bridgewood Mid-Rise II approves every sale except to an existing owner, deciding within 20 days of the owner's notice. Its approval certificate goes on the public record (Art. XVI, OR 2355/67, pp. 14–16).
Which buildings are Bridgewood Mid-Rise II?
Bridgewood Mid-Rise II is Buildings 18 and 19, units 1811 to 1975 Bridgewood Drive, 38 units in each seven-story building (Art. IV.A, OR 2355/67, p. 3).
Can a pickup truck be parked at Bridgewood Mid-Rise II?
No. The Village of Bridgewood's 2012 amendment treats a pickup as an excluded truck across all Bridgewood property, Bridgewood Mid-Rise II included, unless it was parked there lawfully before the amendment (OR 25428/245, p. 2).
Is there a special assessment for the Bridgewood Mid-Rise II lobby renovation?
The 2016 Bridgewood Mid-Rise II amendment says reserve funds pay for it so that no special assessment is imposed (OR 28201/36, p. 3). The association's estoppel confirms whether anything is owed.
Can I lease my Bridgewood Mid-Rise II unit?
Yes, but only the entire unit and only after Bridgewood Mid-Rise II approves the lease (Art. XV.E, OR 2355/67, p. 14). Boca West's master rules then require 12 months of ownership first and a term of four months or more.
