Bridgewood Townhouse I, Boca West: 76 split-level townhouse units, combined units and golf-cart gates

Bridgewood Townhouse I is 76 townhouse condominium units in nine two- and three-story split-level buildings, Nos. 6 to 14, in Boca West's Village of Bridgewood. The association approves every sale and lease within 20 days of the owner's notice. Units 901 and 902, and 1401 and 1402, are each one tax parcel, so a deed must describe both units.

Bridgewood Townhouse I is the largest of the three townhouse condominiums in the Village of Bridgewood, in Boca West, unincorporated Palm Beach County. Arvida declared it on 14 May 1974, the same day as Bridgewood Mid-Rise I. It is 76 "townhouse apartment units" in nine "two/three story split level buildings" numbered 6 through 14 (Art. IV, OR 2304/920, p. 3). Buildings 7, 12 and 14 hold six units, Building 10 seven, Buildings 6, 8, 9 and 11 ten, and Building 13 eleven. The Property Appraiser records we sampled give 1979 as the year built for most of them. This page works from the declaration and its 2009 and 2016 amendments, and would not show an instrument the Clerk failed to link.

What does a Bridgewood Townhouse I sale need?

The association's approval comes first, then the master's Certificate of Compliance and the Country Club's approval. "No unit owner may dispose of a Unit or any interest therein by sale without approval of the Association except to another Unit owner" (Art. XVI.A(1), OR 2304/920, p. 15).

  • Notice from the owner. The selling owner sends the buyer's name and address and other information the association "may reasonably require" (Art. XVI.B(1)(a), p. 15).
  • Decision in 20 days. Within 20 days after it has the notice and information, the association "must either approve or disapprove". Its approval is a recordable certificate, delivered to the buyer and recorded (Art. XVI.B(2)(a), p. 16).
  • Substitute buyer on demand. If the owner's notice demands it, a refusal must come with a cash offer at the contract price from the association or a buyer it approves, closing in 30 days. If no such offer arrives, the sale stands approved (Art. XVI.C(1), p. 17).
  • Entities and trusts. Ownership by a corporation, or by a trustee for a beneficial owner, is approved only with an approved Primary Occupant (Art. XVI.B(3), p. 16).
  • Exempt transfers. Title taken by an institutional lender through its mortgage, that lender's resale, and purchases at a public foreclosure, judicial, execution or tax sale (Art. XVI.E, p. 18).
  • Consequence. An unauthorized sale, mortgage or lease "shall be void unless subsequently approved" (Art. XVI.F, p. 18).

If notice is never given, the association may approve or disapprove "at any time after receiving knowledge" of the transfer (Art. XVI.B(1)(d), p. 16). A missing certificate in the chain is therefore worth curing before the next sale.

Who else assesses a Bridgewood Townhouse I unit?

The Village of Bridgewood Association. Its 1974 declaration covers the plat on which all six Bridgewood condominiums stand, and every unit owner is a member (Art. IV § 1, OR 2295/213, p. 2). Its annual, special and exterior-maintenance assessments are a continuing lien and the owner's personal obligation (Art. V, pp. 2–3).

Article XVIII.F lets this condominium "collect for, and remit to" the Village (OR 2304/920, p. 20). We confirm which estoppel carries the Village charge rather than assume it. The Village also owns the clubhouse and management office at 2400 Bridgewood Drive. In 2013 its owners let the Board build covered parking for ten golf carts there and lease the spaces to members (Art. III § 3, OR 26358/775, p. 2).

What does a buyer pay at closing?

Bridgewood Townhouse I's declaration levies no capital contribution or transfer fee. The buyer owes the master's capital contribution, the Club's Joining Fee and what the estoppels show.

The master bills Bridgewood Townhouse I $58,244 for 2026/2027, up from $48,688 (master's adopted 2026/2027 budget, not recorded), on top of the master's per-unit charges. Under Article XVIII.M a voluntary buyer is "jointly and severally liable with the grantor" for what the seller left unpaid (p. 21). Since 2016 the current Condominium Act governs (OR 28201/24), and § 718.116 says the same.

When can a Bridgewood Townhouse I owner lease?

"After approval by the Association", and only the entire unit, occupied by the tenant and the tenant's family, servants and guests (Art. XV.E, OR 2304/920, p. 14). The owner submits the lease, which must state that it is subject to approval, and the association decides within 20 days. No minimum term or yearly cap is recorded for this condominium. The master's rules add a 12-month wait after purchase and a four-month minimum.

Where does a Bridgewood Townhouse I title need care?

  • The Property Appraiser carries "Units 901 & 902" and "Unit 1401 & 1402" as one folio each, so 74 folios for 76 units. We found no amendment combining them, so each unit keeps its own share of the common elements. The deed and the approval must describe both units.
  • Every unit except 14 listed units has the attic air space above it as a limited common element (Art. V.C(14), p. 5). Ground-level stoops, the stairways to upper units, and each building's guest parking spaces are assigned the same way (Art. V.C(4)–(13), pp. 4–5).
  • Since 2009 a ground-floor owner may, with a Board majority's approval, turn part of the privacy fence into a hinged gate and keep one electric golf cart on the patio. The change is "not a material alteration" (Art. XX, OR 23166/405, p. 2). A survey may show the gate.
  • A mortgage to anyone but an "Institutional Lender" needs the association's approval, which may be "arbitrarily withheld" (Art. XVI.D, p. 17).
  • Whether these "two/three story split level" buildings meet the three-habitable-story test for milestone inspections under Fla. Stat. § 553.899 is an engineering question, so we ask the association for its position.

Our practice

How Bayit Title handles this

For Units 901–902 and 1401–1402 we draw the legal description from the declaration, not the tax roll, and name both units in the deed, the approval and both estoppels. On every file we check the chain for each earlier certificate of approval. If a survey shows a patio gate, we ask the association for the Board approval behind it.

Common questions

Does Bridgewood Townhouse I approve buyers?

Yes. Bridgewood Townhouse I must approve or refuse a sale within 20 days of the owner's notice, except a sale to another unit owner. Its certificate is recorded, and a sale without approval is void (Art. XVI, OR 2304/920, pp. 15–18).

Can I keep a golf cart at my Bridgewood Townhouse I unit?

On a ground-floor Bridgewood Townhouse I unit, yes, after the Board approves a hinged gate in the patio fence. One electric cart may then be parked on the patio (OR 23166/405, p. 2).

How many estoppels does a Bridgewood Townhouse I closing need?

A Bridgewood Townhouse I closing needs estoppels from the condominium, the Village of Bridgewood and the Boca West master, and the Club's statement. The condominium may collect the Village's assessments (Art. XVIII.F, OR 2304/920, p. 20), so we confirm which certificate shows them.

Can I rent out my Bridgewood Townhouse I unit?

Yes. Bridgewood Townhouse I must approve each lease, and only a whole unit may be let (Art. XV.E, OR 2304/920, p. 14). Under the Boca West master's rules, no lease may start in the first year of ownership or run under four months.

Why is my Bridgewood Townhouse I unit taxed with its neighbor?

Units 901 and 902, and 1401 and 1402, at Bridgewood Townhouse I are each assessed as one parcel. The declaration still treats them as separate units, so a deed must convey both.
