Woodcrest, Boca West: 72 townhouses platted as Hamlet C at Boca West

Woodcrest is 72 attached townhouses on Bondsberry Court, Woodmont Court and Saywood Trail in Boca West. Their legal descriptions read Hamlet C at Boca West, Plats 1 to 3, never Woodcrest. The developer's 1981 deed cites a Declaration of Restrictions and Protective Covenants for Woodcrest, but gives no book and page for it.

Woodcrest is 72 attached townhouses in Boca West, in unincorporated Palm Beach County. Yusem Homes, a Florida general partnership, platted the land in three stages in 1978 and 1979 as Hamlet "C" at Boca West. The name Woodcrest appears in the developer's deeds and on the master's roll, but no lot is described by it. Its declaration is the gap. Deeds cite it by title only, and we did not find its book and page, so this page is short.

What does the record show for Woodcrest?

  • Three plats: Plat No. 1 (Plat Book 35, Page 127), Plat 2 (Plat Book 36, Page 127) and Plat 3 (Plat Book 36, Page 182). A lot is a number and a letter, such as Lot 1A of Plat No. 1, and the letter is part of the description.
  • Tracts for an association. Each plat dedicates its road, parking, recreation, utility and drainage tracts "in perpetuity" to "THE HAMLET 'C' PROPERTY OWNERS' ASSOCIATION, INC.", as its "perpetual maintenance obligation". The Property Appraiser shows those tracts owned by Woodcrest Homeowners Association, Inc. No recorded instrument we read links the two names.
  • A declaration cited by title. The developer's 1981 deed of Lot 1-A is made subject to "The Declaration of Restrictions and Protective Covenants for Woodcrest" (OR 3487/1893). Recent deeds recite only covenants and restrictions of record in general terms.
  • Not a condominium. The lots are platted fee simple parcels, and Woodcrest is not on DBPR's condominium list (17 October 2026).

What does a Woodcrest closing need?

The master's Certificate of Compliance, the Country Club's approval of the buyer, and the master's capital contribution and Joining Fee. Whether Woodcrest itself approves sales or leases, charges a transfer fee, or limits leasing is in its declaration, which we read on the file.

A homeowners' association must issue its estoppel certificate within 10 business days of a written or electronic request, and charges nothing if it is late (Fla. Stat. § 720.30851). Woodcrest's estoppel should also show the master's assessments, which the Village collects.

A rental amendment to a homeowners' association's documents enacted after 1 July 2021 generally binds only owners who take title after it, or who consent to it (Fla. Stat. § 720.306(1)(h)). A Woodcrest buyer takes title after any such amendment already recorded, so we look for one when we find the declaration. The master's leasing rules apply regardless.

The master bills Woodcrest $182,188 for 2026/2027, up from $166,471 (master's adopted 2026/2027 budget, not recorded), on top of the master's per-unit charges.

Where does a Woodcrest title need care?

  • The contract and the deed must use the plat name, the plat number and the lot letter. "Woodcrest" alone does not identify a lot.
  • The townhouses share walls. Party-wall and exterior-maintenance terms would be in the declaration we have not read.
  • The tracts carry the association's maintenance duty under the plats. We check that the Property Appraiser's owner is the same corporation the plats named.

Our practice

How Bayit Title handles this

We ask Mahogany Services for the recorded Woodcrest declaration and any amendments when we order the estoppel, and we check the book and page it gives against the Clerk's index. We also ask whether the association once used the Hamlet "C" name. Because the Property Appraiser names a different manager, we confirm who issues the estoppel before relying on it.

Common questions

Why does my Woodcrest deed say Hamlet C?

Woodcrest's lots were platted as Hamlet "C" at Boca West, Plats 1 to 3. The legal description uses the plat name, number and lot letter, never Woodcrest (Plat Book 35, Page 127).

Does Woodcrest approve buyers?

That depends on the Woodcrest declaration, which the deeds cite without a book and page. We read it on the file. The master's Certificate of Compliance and the Club's approval are needed in any case.

Who owns the Woodcrest common areas?

The plats dedicated them to The Hamlet "C" Property Owners' Association, Inc. The Property Appraiser shows Woodcrest Homeowners Association, Inc. as owner today. We confirm the link between the two names on the file.

How many estoppels does a Woodcrest sale need?

Two association estoppels for Woodcrest, its own and the master's, plus the Country Club's account statement. Woodcrest's is due within 10 business days of a request.
